Right, let's get started. It should be as easy as making a shopping list. Well, actually that is a very good way to start. It may sound far-fetched, but making a treasure map of your favorite homes cut out from magazines helps a lot. It helps you get clear what you want and it can help your agent understand what you like.

I often ask people to describe a home they love (used to live in, friends owned, you get the idea). Views? Privacy? Looks like? Feels like? Noise? Then price. It's always an issue. Certainly now with the energized Maui market.

If you don't know exactly what you can afford, we urge you to talk to a lender. He/she will help sharpen your numbers which will help your agent know what's real.

Find an agent you like. Not sure? Keep looking. Trust your instincts. Then, tell him/her everything (Don't expect her to be psychic). Look extensively through the computer system, weed out the stuff you hate. Get active, drive by some of the ones that look good. How's the neighborhood? Then, when you make some appointments, give extensive feedback to your agent about everything you like and don't like.

Educating yourself and working closely with your agent will give you a feel for the market. Even more, it will help you recognize the house you want when you see it (We are beginning to have several offers come in, leading to some near misses).
