Introduction
Selling your
home may seem like a daunting task. There are so many things to
do. Where should you start? Well, like our suggestion to buyers,
making a list is a good place to start for a home seller. Actually
it's key. Having a system with which to approach your home-selling
process will be a big help in dealing with all of the details. To
put all the pieces together, here's a list to help you get started:
1. Understand
the market and price your home
a)
Determine how much you need and want to make on the sale of your
home. In other words, determine what your bottom line is.
b)
Find out what other homes, like yours, have sold for.
c)
Find out how long it takes to sell a home like yours.
d) Don't
be too attached to a price or profit. Your home may be worth more
or less than you think. Overpricing is a common mistake amongst
sellers, and is the most common mistake that stands in the way
of successful home sales. So pricing is a crucial element and
should be approached with as little attachment as possible. Easier
said than done, but that's where a good real estate agent will
be of great help to you.
2. Prepare
your home for sale
a)
Fix anything that is in disrepair.
b)
Make your home as attractive from the outside as possible. You
may want to paint, plant some new shrubs or flowers, replace screens,
just to mention a few.
c)
Make your home as clean and uncluttered on the inside as possible.
You are, no doubt, fond of all the things in your home. But a
house with little clutter will be much easier to market. So pack
up some of those treasured items now. You may also want to paint,
shampoo the rugs, replace broken hinges, etc.
3. Market
and show your home
a)
Advertising and promotion
b)
Open houses
c)
Promotion to realtors (Over 90% of homes are bought by people
who work with a real estate agent).
4. Negotiate
contracts and close the sale
a)
The real estate business is very paper intensive, so be prepared
to deal with lots of paper. Again, having a real estate agent
assist you will significantly reduce and streamline the paperwork
for you.
b)
Have all your home-owner papers prepared and on hand. (deed, mortgage,
repair bills,etc.).
These are just
some of the items you may find on your list, but many more details
